Fehr Graham was pleased to partner again with Community Savings Bank (CSB) - this time to redevelop the 200 block of East Main Street in Manchester, Iowa.
Fehr Graham's team first worked with CSB in 2004 and provided design and construction administration services for a partnership between the bank and the City of Manchester. Our team created the design documents for the reconstruction of three parking lots on this project site. We have also partnered with CSB on similar projects in Edgewood and Earlville, Iowa. Since the 2004 improvement project, CSB has acquired the remaining parcels on the block and worked with the City officials to vacate the eastern portion of the public alley and complete a land swap in preparation for the development of a new bank building.
In 2017, CSB entered an agreement with Delaware County to sell their facility to the County and initiate planning for the development of a three-story office building on the eastern half of the block. Fehr Graham is partnering with the City and CSB to assist in necessary utility relocations, including water main and sanitary sewer line installation, and removal and relocation of electrical and communication lines, which ran through the vacated alley.
The project includes designing and permitting a municipal parking lot with more than 40 parking spaces and incorporates permeable pavers that address stormwater quality and runoff volumes in the community's central business district. Teams poured the foundation, erected walls, and installed the storm sewer and curb and gutter in 2018.
The bank building opened in early 2020, and Fehr Graham's Manchester office occupies the third floor.
